For many people, their home is the single biggest purchase they will make. As a result, you need to ensure you are not only getting the best advice possible but also have access to the widest range of properties available. 

 

We are regularly given first access to new properties. Even a few hours can make a difference when acquiring a property. 

 

What exactly can a buying agent do for me?

 

  •   Find off-market properties – properties available but not publicly advertised. 

  • Negotiate with the seller and their agent for you. 

  • Single point of contact - View every property from all sources with just one call and one point of contact.

  • Give advice on areas, compare, and contrast different places.​

  •  Communicate with solicitors, valuers, surveyors, architects, builders, and contractors.

  • Total Anonymity - We will act discreetly on your behalf. We ensure your identity is not part of the negotiations or the headlines. 

The Process

CONSULTATION

The first step is to learn about you, your requirements, and your objectives. Then we advise on current market conditions and how your budget will perform in your chosen areas. We can also suggest areas that may be suitable.

BRIEF

We then compile a detailed brief together, so we know exactly what you like and don’t like. This is where our experience comes into play. We know the important factors to consider while taking your personal, professional and lifestyle requirements into account. We can also advise on what to take into consideration, as the way you use your property changes over time.

PROPERTY SEARCH

At this stage, we explore all options available both on and off-market through estate agents and our extensive network of contacts.

PREVIEW & DUE DILIGENCE 

We will visit any property we think is a potential fit and physically inspect it before adding it to the shortlist. Our extensive experience means we know exactly what to look for. At the same time, we will also conduct initial due diligence on the tenure and vendor to establish if any issues could cause potential problems down the line.

SHORTLIST

We then compile a shortlist of all the suitable properties we have found and either report on or discuss each one with you. Then we provide truly objective advice on each property. We will highlight any potential issues and in certain cases, we may commission a Pre-Offer Survey.

VIEWING

We will arrange all viewings at your convenience. We will accompany you on the viewings, being on hand to offer advice on each. If you are unable to attend any viewings, we can view them on your behalf and provide you with a full viewing report and walk-through video. At this stage, we can also commission a surveyor to conduct a feasibility study if you intend to make structural alterations to the property.

 

NEGOTIATION

Once we have found your perfect home, we then conduct thorough research to establish the current market value of the property. Our access to extensive market data allows us to understand the average £/sqft in London. Then using recent sales and in-depth local knowledge we can determine the market value of the property. We will then discuss the offer and acquisition strategy before entering negotiations so you are fully informed at every stage of the process.

 

CONVEYANCING

As soon as the offer has been agreed your property search agent will co-ordinate all services to initiate the purchase. We liaise with the surveyors, solicitors, finance providers and estate agents etc. We manage every stage of the process to ensure a smooth transaction within the agreed time frame. 

EXCHANGE & COMPLETION

The Corban Group will liaise with all parties throughout the process, so your input is kept to a minimum. We also ensure that the various parties have exactly what they need at the right time to reduce unnecessary delays. In the build-up to Exchange of Contracts, we will also start to schedule any other services you may require.

AFTER-CARE SERVICE

Our commitment to our clients does not stop when you receive the keys at completion. Every client receives a free after-care service for life. Fees

The Property Search fees consist of two parts;

 

PURCHASE

1. THE REGISTRATION FEE – £600 (£500 + VAT) - Deducted from the purchase fee.

The registration fee is payable on signing the terms before Corban Group commences the property search. The registration fee is deducted from the Purchase Fee.

 

2. THE PURCHASE FEE

The Purchase Fee is payable on exchange of contracts.

     2% (+VAT) of the purchase price.

 

RENTAL

1. THE REGISTRATION FEE – £600 (£500 + VAT) – Deducted from the Rental Fee. 

The registration fee is payable on signing the terms before Corban Group commences the property search. The registration fee is deducted from the Rental Fee.

 

2. THE RENTAL FEE

The Rental Fee is a pre-agreed fixed fee and is dependent on the value of the property (starting at 2 weeks of the agreed rent). Please call us to discuss your requirement and time frames.
